Checking in is to take place at Alpha's Centurion Apartments External Reception (next to Centurion hairdresser). Kindly call us 1 hour before arrival.

In event of client cancelling, shortening or shifting lease period, for ANY reason, payment of rental for full initial period is still due before checkin. Refund amount is dependent on extent of income from subletting on client's behalf (shortfall at client's cost), and subject to deduction of R200 admin fee per check-in.

Client is deemed to have viewed & approved of apartment before signing lease.

Minor defects are to be rectified by lessor and are no grounds for cancellation of lease.

The Lessor/Host/Alpha/Centurion & staff shall not be liable for any loss/damage/injury sustained, of whatever nature or cause, including gross negligence.

Guests undertake to abide by the building's house rules for good conduct.

Hosting of parties & loud music/noise are not permitted.

Suspicion of alleged illegal activities in the apartment, is sufficient reason for instant eviction without notice, and rent already paid is forfeited.

Apartments in all residential buildings and in The Centurion, are being managed as hotel rooms and are legally subject to the Hotels Act.

A lease agreement is not a long-term residential lease, but is a short-term hotel accommodation for the limited number of days the guest is able to pay in advance at the agreed rate per night, and no "squatting" will be permitted.

Non-payment of rent & damages, etc, will be deemed to be "hotel bilking" and liable to eviction & prosecution.

No dispute of any kind shall entitle the Lessee to occupy the apartment without paying rental in advance. The lessor shall have the right at any time 24/7 to gain entry into the apartment for inspection of all rooms & repairs.

The lessee and all persons sharing the apartment with him, are jointly and severally liable for payment of rent, damages, etc.

In case of damages or missing inventory items detected before checkout, lessee must immediately repair/replace at his cost, failing which the rental already paid shall be used to cover such costs and the accommodation period shall be shortened by the number of nights equivalent to the amount.

In case of rental not paid in advance, or non-payment of security deposit or damages or missing inventory items, the lessee consents that, without notice, he will immediately vacate the apartment voluntarily, failing which he consents to being forcefully removed or locked in or locked out of the apartment, and that the lessor shall have the right to disconnect the electricity and water supply, and that the contents of the apartment (including beds, bedding, baggage, foodstuff and wearing apparel) which belong to the lessee or to any other party, according to the Hotels Act, form part of the security deposit and are additional thereto, and can be removed by the lessor from the apartment and kept or sold by the lessor as if they were his property, and the proceeds therefrom can be used to offset overdue rental, damages, etc.

Should the apartment go on show for sale, the guest shall allow viewing visits by estate agents and prospective buyers.

Should the apartment get sold, the lessee shall vacate the apartment by the occupation date for the new owner, and the lessee shall be refunded a rental proportionate to the period not occupied.

Payment

Local payments on arrival: Only in Rand, or by credit card.
Cheques only if guaranteed.
International payments: By credit card, or deposit into our bank account by Swift/Telegraphic Transfer.
